How Does the Home Appraisal Process Work?
Are you planning to buy or sell property in Lexington, KY, in the coming weeks or months? If so, you will almost certainly have to go through the home appraisal process. As such, you need to understand what it is and how it works.
A home appraisal is an independent, professional assessment of a property's worth. They’re almost always performed during real estate transactions where the buyer takes out a mortgage.
Banks use home appraisals to determine whether the price of a property is reasonable. They do so because they do not want to lend the buyer more money than the home is worth.
Once a buyer agrees to purchase a property with a mortgage, their lender will typically schedule a home appraisal. The appraiser will then visit the property within the next two weeks to analyze things like:
The number of bedrooms and bathrooms
The location of the property
The layout of the building, and
The general condition of the property
The appraiser will then prepare an appraisal report, which includes:
A street map showing the appraised property
A sketch of the building’s exterior
Photographs of the property, and
Data used to determine the value of the property
If the appraisal report does not raise any issues, the bank will most likely move forward with the buyer’s mortgage.
On the other hand, if the appraisal comes in lower than the contract price, the buyer and seller may have to renegotiate or even cancel the sale.
